Access Statement and additional information for;

TLC Exmouth Bed and Breakfast, 11 Lyndhurst Road, Exmouth EX8 3DS

Introduction

TLC aims to cater for the needs of all our guests. Our home is an Edwardian town house. We offer comfort at a high standard in very pleasant and relaxed surroundings. TLC is situated close to the town of Exmouth, ideally situated for business or leisure. The house is a 10-15-minute walk to all town centre amenities and a 10-minute walk from Exmouth train station. Access from/ to Exeter and mainline stations is by train line as Exmouth is a mainline with easy access to all parts of the UK. TLC does aim to meet the needs of all our guests however, there are some period features of the house which might make access difficult for people with limited mobility.

Pre-Arrival

You will receive an email from us approximately three days before you are due to arrive. This email provides information about check in and about parking. It will also ask for an arrival time and if you have any dietary requirements for breakfast. Given prior notice we can arrange to collect you from the station for a fee of £5 as this is a ten-minute walk. Alternatively, there are several local taxi companies, we can make bookings for you if required.

Arrival and car parking facilities

Please advise us of your anticipated time of arrival so that we can be sure we are here to welcome you. Parking is on the driveway. To ensure your accommodation is ready check in time is 16:00 to 20:00pm.

Welcome Area and Breakfast room.

Guests are welcomed at the front door and shown into the hall area which is accessed by 1 small step. The flooring is wood or tile throughout the ground floor . The area is well lit with overhead lighting. Guests are shown to their bedroom and asked if they require assistance with their luggage. The Breakfast room is accessed through the lobby and is level with the Lobby room.

Main entrance 

There is only one entrance to TLC. Kindly ring doorbell on left hand side of door. Guests are welcomed at the front door and shown into the hall way area which is accessed by one small step. The area is well lit with overhead lighting. Guests are shown to their bedroom and asked if they require assistance with their luggage. The dining room is accessed through the hallway and past the private living areas. This has two steps to go down into.

Dining room

The dining room is on the ground floor and is fully tiled. We cater for vegetarians and with prior arrangement other dietary requirements. Breakfast is served at 7:30 – 09:00am or timings by request if needed earlier. Tables have an under space of 68cm (approx. 27”) and height of 81cm (approx. 31”) All dining room furniture is movable.

Public Areas – Halls, Stairs, Landings, Corridors

All public areas, hall, stairs, landings, are well lit with ceiling lights . There is short pile carpet on the stairs, in bedrooms and on landing areas. The house is fully central heated via radiators. Temperatures can be adjusted in each room via radiator valve to suit individual requirements. There are smoke alarms in all public areas. There is a continuous flight of 13 stairs in a hallway measuring 33” wide to the first floor. On the first-floor landing there is a turn up to the second floor with further quarter turn half way up. This is a continuous flight of 16 stairs measuring 27” wide to second floor with a handrail all the way up.

Bedrooms

We have Four guest bedrooms:  One bedroom; ELM and ASH’s private bathroom is on the first floor.  OAK and ASH bedrooms are on the second floor with YEW bedroom being on the third floor.

All bedrooms are carpeted; with complementary drinks tray/tea making facilities, televisions with Netflix.  Ensuite facilities have tiled flooring. There is no lift to access the bedrooms. All bedrooms are accessed through doors, width of doors is 79cm (approx. 31”) to all bedrooms. All beds are made with duvets and cotton throws, pillows and duvets are manmade fibres. Blankets and sheets available on request. Allergies to bedding can be catered for upon request.

Bedroom 1 – ELM
Is  on first floor. This room has a double-sized bed with access from both sides. Ensuite facilities with walk in shower, wash basin and WC.
Bedroom 2 – YEW
Is on the third floor and has a steep set of stairs to this bedroom.. This room has a large king-sized bedroom with a double sofa bed which makes a comfortable seating area or bed for third person. Ensuite facilities with walk in shower, wash basin and WC.
Bedroom 3 – ASH
Is on the second floor. This room is a single bed. Access to their own private bathroom is down the hallway. Details on check in. Bathroom facilities: bath, overhead shower, wash basin and WC.   Ash bathroom is on the first floor and is a private bedroom.
Bedroom 4 – OAK
