Where are you located exactly?
We’re in Exmouth just 1050 yards from Exmouth Town Centre.
We are close to main routes, but just far enough away to not hear any traffic.
We are on a quiet road, but not off the beaten track.
We are ideal if you are travelling by car, bus or train, our local bus stop is 200 yards
away and the train station – ‘Exmouth’ is less than 0.5 miles away.
The Beach and Sea Front is less than a 5 minutes’ drive or around a 15 minute walk.

What’s the difference between the 4 rooms?
The rooms have very similar facilities, though decidedly different in colour schemes and decoration. Please see our individual ‘Bedroom’ page’s. Room rates vary and this reflects their size and facilities, so naturally ASH is the cheapest as it is a single room. If you are undecided, just get in touch. Feel free to ask for the tour when you are here!
What time is check-in?
Check-in from 16:00pm, but we can arrange an earlier check-in from 13:00pm for a
small fee if that suits you better. If you are off to a wedding earlier than that, why not
come the night before?
We sometimes need to pop out to run our own errands so we always appreciate you
letting us know your expected arrival time with as much notice as possible. That way
we can plan our day and make sure we’re available to show you around and answer
any questions you may have when you arrive.
What time is check-out?
Check out is before 10:00am. Later check-outs can often be arranged for a small
fee. When you’re ready to depart, we’ll be happy to see you off and offer any final
recommendations and collect your key. Payments are normally processed
automatically before you arrive, so no need to worry about settling the bill at the end
(we can send you an invoice or receipt if you need one – just ask).
Are children allowed?
Our rooms are specially designed to accommodate adults, so unfortunately, we don’t
allow children under 12 years unless agreed in advance.
Is it best to book directly through your website?
Definitely. Despite what they claim, third party booking sites are more expensive and
conditions more restrictive. Believe it or not, they often don’t pass on your contact
details. This makes it hard for us to get in touch with you in the lead-up to your arrival
and even harder to find out if you have any special requirements for your stay. Our
booking page is completely secure and encrypted. If you prefer not to enter card
details, you can just call us to book. Besides which, we run promotions only on our
website.
Do you have parking?
Yes. There is designated free parking on our drive but must be booked in
advance as the drive is limited to three cars at any one time. There is limited
parking available in the surrounding area.
Will someone meet us on arrival?
Yes. We always meet new guests on arrival so we can properly introduce you to TLC
Exmouth and show you around and answer any of your questions. We love
recommending our favourite restaurants and things to do in the local area, so don’t
hesitate to ask for suggestions.
Do you have Wi-Fi?
Absolutely and it’s free for you to use! You get unlimited use on as many devices as
you like.
Do you have daily housekeeping?
Yes. There’s no need to worry about making your bed or washing up, as we’ll tend to
your room every day with full housekeeping if requested. We’re pretty flexible types,
but we need to finish housekeeping and restocking by 3pm every day, so we do
need access to your room at some point.
What's breakfast like?
We have stayed in Bed and Breakfasts, Guest Houses and Hotels for years, so we
know what we’re talking about with Breakfast! You can find our menu on our
‘Breakfast’ page. Please let us know in advance if you have dietary needs and
preferences – we can handle just about anything!
Do you provide any other meals?
Yes – We can provide a picnic hamper for lunch should one be required. Please ask
for details. There are also more than enough cafés and restaurant options in the
surrounding area so you won’t go hungry. Ask us about our favourite restaurants in
the area and see our ‘Places to Eat’ page for suggestions.
What appliances are in the rooms?
Each room has its own TV, kettle, and hairdryer with diffuser. Your room is also
stocked with a hospitality tray, crockery, cutlery, glassware and a teapot.
Is your accommodation suitable for business travellers?
Yes. There are many conference facilities in Exmouth and Exeter and the surrounding area, so we often have business travellers passing through. We have Wi- Fi, good lighting, good mobile phone signal, endless coffee, and rooms with table’s conveniently located next to power sockets so you can charge your laptop as you work. Plus, your parking space is right outside on the drive!
Do you cater for dietary requirements?
Yes. Please let us know when you book through our site and we’ll make sure your
wishes are catered for – gluten or dairy free, allergies. A vegetarian or vegan
breakfast is no trouble and we have our top picks for eating out too.
Are there any small shops nearby?
There’s a small shop around the corner from us called McColls or Co-op is a 5
minute walk away, both opens bright and early or endless shopping options in
nearby Exmouth Town Centre or Exeter.
Is the area safe?
Yes. We are located in a very safe neighbourhood with an almost non-existent crime
rate. It has a lovely local feel, where everyone looks out for each other. The property
is well lit and you can park right outside on the drive. Lyndhurst Road is a sought
after location in Exmouth.
Are your reviews true?
Absolutely! Almost all our reviews are on Google, TripAdvisor or Facebook. Once in
a while, guests email comments to post as reviews on the site instead of posting a
public review. We can tally every single review to guest names and date of stay.
Can I smoke or vape inside the property?
Our property is non-smoking and non-vaping but you can, of course, smoke outside where we have placed a bench for your comfort.
What is the capacity of the property?
The maximum number of people the property can accommodate as guests is 10
Does the price include free use of the WIFI internet?
Yes, it does.
Can you hold a period for me while I make my decision?
Yes, you can hold a booking for a period of 48 hours without any obligation.
Do you give a discount for bookings of more than one week?
Yes, we can, please contact us for more details.
Do you Accept Pets?
No, as owners have their own dog. We have a small well-behaved toy Poodle, who is not allowed in the public areas.
Are you allowed alcohol on property?
Alcohol is not to be consumed on the property or in the rooms.
Can I bring food in my room and consume?
No other food is to be bought into the room with the exception of the complimentary items given
